What ReserveTrack does

ReserveTrack is a web tool that helps self-managing landlords estimate how much to set aside each month for maintenance and replacements, based on property age and system lifespan data (referencing the NAHB Study of Life Expectancy of Home Components). Every number the tool produces is informational only. It is not professional financial, legal, tax, or engineering advice, and it is not a guarantee of what your actual future costs will be.

Who operates the service

ReserveTrack is operated by Giuseppe Cavucci, an individual. There is no formal business entity at this time.

Plans and billing

ReserveTrack offers a Free plan (one property, with unlimited assets on that property) and a Pro plan at $14.99 per month or $119 per year. Billing is handled through Stripe.

New Pro subscribers get a 7-day free trial. You can cancel any time before the trial ends and you will not be charged. After the trial ends, or if you have already used a trial before, billing starts immediately.

You can cancel your subscription at any time through the Stripe customer portal, which you can open from your account page. We do not provide refunds for partial billing periods, unless refunds are required by law.

Your account

You are responsible for keeping your login credentials secure and for the accuracy of the property and financial data you enter. You must be at least 16 years old to use ReserveTrack.

Acceptable use

You may not misuse the service, attempt to access other users' data, reverse-engineer the platform, or use ReserveTrack for unlawful purposes.

Your data

You keep ownership of the property, asset, and expense data you enter. ReserveTrack processes that data as described in our Privacy Policy.

Disclaimers and limitation of liability

The service is provided "as is", without warranties of any kind. Reserve estimates and forecasts are based on general lifespan data and are not guarantees of your actual costs. ReserveTrack is not liable for financial decisions you make based on the tool's estimates. To the extent permitted by law, total liability is limited to the amount you paid for the service in the 12 months before the claim arose.

Suspension and termination

ReserveTrack may suspend or terminate accounts that violate these terms. You may delete your account at any time by emailing reservetrack.official@gmail.com or using the contact form at reservetrack.app/contact.

Changes to these terms

We may update these terms from time to time. The effective date at the top of this page shows when the current version took effect, and continued use of ReserveTrack after changes means you accept the updated terms.

Governing law

These terms are governed by the laws applicable to the operator's jurisdiction.
