Roof Replacement Cost Estimator

Estimate a U.S. roof replacement cost range and a monthly replacement reserve using 2026 assumptions.

Not sure? Many 2,000 sq ft homes have roughly 2,000 to 2,400 sq ft of roof. This is only a rough starting point, not a measured roof area.

Adds an estimated $1 to $3 per square foot.

Estimated installed replacement cost range

$8,500.00 to $16,500.00

Installed cost for Asphalt 3-tab: $4.25 to $8.25 per sq ft

Ranges based on 2026 U.S. national cost guides (Inch Calculator, HomeGnome). Local prices vary widely; get quotes.

Estimated monthly amount to set aside

How the roof estimate works

Roof area × the installed cost range gives the replacement estimate. Optional tear-off adds a separate $1 to $3 per square foot. Complexity, slope, access, decking repairs, permits and local labor costs can change quotes. Confirm whether a contractor's installed quote already includes tear-off before adding it again.

Monthly set-aside = replacement cost ÷ expected lifespan ÷ 12. For metal, the low end uses the low cost and longest lifespan (80 years); the high end uses the high cost and shortest lifespan (40 years). Lifespans are general assumptions, not warranties. This simple estimate excludes inflation and does not account for the remaining age of an existing roof.
